You probably already know what general area you are interested in, mountains, ocean, hill country or city life.<br/><br/>Here the top 10 issues to pay attention to when deciding on the right vacation condo for you:<br/><br/>1) Airport access<br/><br/>The better your travel access to your vacation home the more you will be able to make use of it. Is the airport close by? If the airport is at a distance is there a highway leading towards the vacation resort? What airlines fly into the airport and are there direct flight from where you live?<br/><br/>2) Airfares<br/><br/>Make sure that the airfares to your planned second home are competitive. The more airlines fly to the nearest airport the more the competition will bring down prices and make short notice trips more affordable and therefore more feasible.<br/><br/>3) Location<br/><br/>Once you settled on a town or area have a closer look at the different locations. Talk to a Realtor in that area and ask as many questions as you can about the different subdivisions or developments. Understand what makes a location tick.<br/><br/>4) Rentability<br/><br/>If you are thinking about renting the condo out while you are not using it talk to a rental agent about the ability to rent it short term. What condos rent best? What size condo is in highest demand? Is there a certain condo complex that is most desirable? Why? Make sure the Condominium declarations allow short term rentals.<br/><br/>5) HOA expenses<br/><br/>Look into what the monthly or quarterly Home Owners Association dues are and what you are getting in return. Questions to look into are for example: Is firewood included?, do the dues cover heating?, are common areas professionally maintained?<br/><br/>6) Special Assessments<br/><br/>If the condominium building is older carefully review the last few condominium association meeting minutes. Talk to the board members about any discussions about upcoming improvements to the building. The costs for exterior renovations and improvements will have to be paid by the owners through a special assessment and might effect and exceed your financial abilities.<br/><br/>7) Building Amenities<br/><br/>Ask yourself what amenities you absolutely have to have as part of the condominium complex. What about a pool, a gym for the owners, outdoor lawn areas, children playgrounds, day care facilities, transportation provided by the association.<br/><br/> <img src='http://lurklotgd.net/wp-includes/images/smilies/icon_cool.gif' alt='8)' class='wp-smiley' /> Restaurants<br/><br/>Are there any restaurants in the building or close by. If yes, do their exhaust fumes impede on the enjoyment of your condo. There is nothing more agitating than the constant food smells and one’s inability to open a window because of it.<br/><br/>On the other hand restaurants a block away might be a great amenity to have.<br/><br/>9) Parking<br/><br/>Does your potential new condo have an assigned parking spot or even an underground parking facility? Underground secure facilities are great to leave a car so you would not have to rent one every time you enjoy your new place.<br/><br/>10) Owner storage locker<br/><br/>If you are thinking about renting your vacation condo make sure there is a place to keep your personal belongings. So plan carefully, think hard about what you want and what you can afford.<br/><br/>You will need to decide if you are going to be renting it out when you aren&#8217;t using it. Very few people can afford not to rent out their vacation condo, and renting creates special considerations, so it&#8217;s good to know in advance what you will need to do. If you will be renting it out, consider this from the start. Everything from the state the condo is in, to the furnishings, to the upkeep, will impact how much return you can get for your investment. Remember to set your rental amount for at least 10% more than your mortgage payments, so that you can easily pay for maintenance of the home without it coming out of your pocket.<br/><br/>When you are calculating what you can afford, don&#8217;t forget to factor in furnishing the home.It is best to buy new, high quality furniture. It will get a lot of wear, and needs to look good for a long time, so don&#8217;t skimp. Also, depending on where you live in relation to the vacation condo, chances are you will need to hire someone to do cleaning and maybe even repairs. If you are renting it out by the week, it will need a thorough cleaning in between each tenant.<br/><br/>If you are able to keep the home in really great shape, chances are you will get repeat renters each year. This should be your goal. When people come back year after year, that means less marketing required by you to keep your home rented. Plus, when a tenant returns to a condo, chances are they are going to have a certain attachment to it and respect your property a little more than just a flash-in-the-pan long-weekend tenant.<br/><br/>The benefit of a vacation condo above a home is that a lot of the maintenance is already included in your monthly fees. The condo may even have a cleaner they use regularly, reducing your need to shop around in an unfamiliar city.<br/><br/>No matter what, a vacation condo is going to be enjoyable. If you need to rent it out to be able to afford it, yes, it will take a bit of work. But careful planning can assure your condo pays for itself, and still nets you big gains, both financial and personal, in the present and future.<br/><br/><br/></div>

Next you need to know if your after a beachfront property, how far is it from the airport, how far is it from the main town centre and things like that.<br/><br/>So if you\&#8217;ve found somewhere or you might have you eye on your dream property remember you need to allocate about 10% over your budget on the asking price, this will help you cover all the extra costs, like VAT, Transfer of Titles, agents fee\&#8217;s.<br/><br/>Like any property if you want to reserve it you\&#8217;ll have to pay a reservation deposit. This reservation deposit will help you secure your property. Deposit are usually around 10% &#8211; 15% of the asking price. Like any property in Cyprus bought, once you have paid your deposit then the purchase price says the same until completion.<br/><br/>There is one down side to this! You need to remember that your deposit is none refundable, so make sure you\&#8217;re very happy with your purchase of your dream Cyprus property before you pay your deposit.<br/><br/>There are two sides to Cyprus and each have there own rules about buying property. Both are very straight forward, but the only concern you need when your buying a property in Northern Cyprus is you need to open a Northern Cyprus bank account.
